Mártonhegy Office Building

Budapest, Hungary | 2023-2026 | 6 875 m² | Completed

The concept for the Mártonhegyi Road Office Building responds to the distinctive natural and urban qualities of the villa district of Svábhegy. Located on the site of a former children’s hospital near the cogwheel railway stop, the plot offered a well-connected yet quiet and green setting for a high-quality corporate headquarters.

The design was shaped by the sloping terrain, the valuable existing tree stock, the historically significant surroundings and strict zoning regulations. The objective was to create a building that would support rational and economically efficient office operation while responding sensitively to the scale and character of the hillside villa district.

The building is positioned on the upper part of the site and visually articulated into several volumes. Two regular office wings are based on an efficient structural grid that also accommodates the client’s requirement for cellular offices. The two-storey wings are connected by a more informal and transparent central volume containing the entrance lobby, arrival spaces and meeting rooms intended for external visitors.

The defining element of the central, atrium-like space is a spiral staircase connecting the three office levels. On the uppermost floor, the executive office suite is organised around the panoramic views and a south-facing roof terrace. Although the façade follows the regular office grid, its articulation gives the building a lighter appearance appropriate to the scale of the surrounding villa district.

An intensive green roof covering the entire upper slab contributes simultaneously to indoor comfort, energy efficiency, integration into the landscape and stormwater management. The development is therefore founded on a balance between a workplace closely connected to nature and rational, efficient office operation.
