Sasadliget Residential Park
Budapest, Hungary | 2005 | 19 094 m² | Completed
Sasadliget Residential Park, developed on the slope of Sasad on the site of the former Kinizsi Barracks, represents the regeneration of one of the last large, contiguous development areas in the district. ZDA prepared the masterplan concept for the 10.5-hectare site, previously occupied by neglected buildings and deteriorated green spaces, in accordance with the system of seven separate development blocks defined by the regulatory plan.
The first phase occupies a 1.9-hectare area and comprises six individually designed residential buildings containing a total of 215 apartments. Following the development of a shared overall concept, each building was given its own architectural identity. As a result, the residential park appears not as a homogeneous development, but as a varied yet coherent ensemble.
The design responds to the site’s organic topography and to the views towards Sas Hill and Csillebérc. The development consists of two freestanding residential towers and four corridor-access apartment buildings. Their complex volumes follow the geometry of the site boundaries on the outer edges, while towards the centre they enclose a landscaped park shaped by the existing terrain and the natural depression running through the site.
Through careful landform design, the green space at the centre of the block functions not merely as a communal garden, but as a spatially articulated and visually distinctive landscaped environment. The individual treatment of the buildings seeks to avoid the monotony often associated with large residential developments, while the scale of the complex and its system of green spaces respond to the character of the neighbourhood and the needs of its residents.
